The owner is an incredibly nice person that welcomed us into his home and was there for every one of our needs. We wanted to have an authentic London experience, not in a generic hotel, and most important to be away from the loud and busy parts of town. It was even better than expected, we felt like at home and on top of that we were able to reach every part of the city very quickly.

Staying at 40th Avenue was such a nice experience. From the moment I arrived, I felt welcomed and at ease. The place has a warm, homely vibe that instantly makes you feel comfortable. My room was clean, quiet, and cozy—nothing fancy, but just right. The bed was comfy, and I appreciated the little touches like fresh towels and a well-kept bathroom. Everything felt thoughtfully taken care of. The host was kind, helpful, and genuinely cared about making sure I had a good stay. The location worked out perfectly for me—peaceful, but still close to everything I wanted to see. It was nice coming back to somewhere calm after a day of exploring. Breakfast in the morning was simple but tasty, and there was always tea or coffee available, which I loved. Honestly, I left feeling refreshed and grateful. If you’re looking for a place that’s more personal than a hotel and full of warmth, I’d definitely recommend 40th Avenue

The location was good—perfectly connected to the rest of the city! Our room was super comfortable and spotless, and the bathroom was just as clean. The kitchen had everything we could possibly need. Overall, we had an absolutely amazing time in London, and a big part of that was thanks to the wonderful Zozzy Clitterhouse! Thank you so much!

It had everything we needed and we were grateful for the 3 towels - just perfect. Also the disposable cutlery is a great idea. The beds were so comfortable and the lamps were wonderful. Also liked the kettle and microwave.

Small room but really clean with bathroom. Brekfast was mainly sweet (cornflakes, croissants, and sweets) and some toast with butter (self service). Bus station and grocery shop were close. Around 25 minutes to metro station by foot. Around 1 hour from city center by metro.

Goldbeaters House is strategically located in a quiet, safe and friendly area. Staff were amazingly helpful and the facility's cleanliness was upto excptional standards.
