Upon checking in the Front Desk Staff were extremely helpful for recommendations, invited us to enjoy coffee, tea, hot chocolate, cookies and bottled water all available 24 hours a day, Located across from King of Prussia Mall, location was excellent access to restaurants and the highway.
Beds very comfortable and room was immaculate. Large bathroom counter, hair dryer, plenty of towels, good shower/tub. Room was great size (2 queen beds), and had desk and chair. Large window looked out on tree area (room 286) so very private.
Various choices for breakfast, easy checkout.

King of Prussia was a great area. We were there for the Super Billiard Expo. It was a great event. We also enjoyed the King of Prussia mall. It was huge and a variety of stores I had not seen before

The King of Prussia mall is huge with a variety of stores. There are many restaurants that are directly attached to the mall or just a short drive. Easy drive to Villanova University, Conshohocken, and Wissahickon Park (amazing hiking and a cute Inn.

The property was exceptional clean, and I’m a bit OCD. There is a small sitting area with a pullout sofa. Perfect. I was pleasantly surprised. Not the most luxurious, but definitely one of the cleanest and nicest properties I have stayed in, especially for the price

I did not enjoy my stay due to the slamming of doors along with the marijuana smell. I was surprised that I didn’t have a refrigerator or a microwave or a safe to store my valuables. The bed was angled in a weird direction I guess that was how it was supposed to be.

I didn't like one aspect of my stay.
I didn't like one aspect of my stay. Moment I walked in room, floor was sticky. Loose toilet seat, room phone doesn't work, had to use my phone to notify front desk. I paid a few dollars more for a smoking room of $85.79, I wouldn't stay there again even if it was free. As a sign of good faith, I should receive a partial refund.

Very bad experience with the staff.
It's clearly mentioned in the booking that the breakfast is included in the price however the front desk lady deny that and said it's not the hotel's responsibility to follow the reservation letter!
She talks very rude and has no sense of nice talking to a customer or at least listening!
Finally, after talking with Booking.com customer service they accept their mistake.
The manager of this property needs to have more training for their staff!
I didn't like anything about the hotel the hotel was elemented edition people lived inside the hotel children were running in the hallway breakfast area was not clean it was not clean it was not kept when I went to check in I had to wait 20 minutes for the front desktiny to come back and she said that she had to check rooms because that's a part of the job never in history of staying at hotels has the front desk had to go check rooms like a housekeeper
The price and location were decent. You definitely need a car, but you typically do at a hotel in a suburb. Some people might be bothered by the proximity to the highway, but at no time could I hear traffic and I was in a room closest to the highway. While the view was obviously not great - unless you love highways - the location was super convenient as I had to be in multiple areas of the Philadelphia suburbs over a 2-day period.
The room was very clean and there was no noise from outside the room. The carpet and furniture were in good condition.
The staff was very accommodating about early check-in (although I must point out that “early” is relative: the hotel’s stated check-in time of 4pm is ridiculously late) and about the fact that I brought an extra child who decided to join us at the last minute.
I asked for a double room and was sent to a king suite that I didn’t order

There was a dance competition with a hotel FULL of young loud pre teens! Never heard them from the room! Extremely quiet, Gillian was our housekeeper & was EXCELLENT! (She needs a raise! Very accommodating & friendly!). Went above & beyond bringing extra towels !
Breakfast was great. Room was great. But hotel close to highway and so was room. Could hear traffic all night. But the room itself and its amenities was excellent.

Location, cleanliness, and service was great! The continental breakfast also had many great options. I would definitely recommend staying at this hotel. The location is very close to the mall and was perfect for our visit.

Good location for north Philadelphia and surrounding areas. Close to King of Prussia Mall and other shops. Bus stop right outside hotel to get into central Philly. Very nice breakfast.
The staff members are always friendly customer service representative. Also the Hyatt Place Philadelphia / King of Prussia Hotel is always a clean warm welcoming atmosphere.
I feel that there needs to be more privacy and security cameras in more areas because of random people entering the hotel who are not staying or paying for a room to stay.
